ExchangesLeasing Services


As real estate exchange specialists, we control and/or have access to an inventory of investment property available for acquisition that may meet the like-kind criteria and timing for your 1031 transaction. We also assist our clients in marketing and selling their property and negotiating for the requisite provisions to meet critical timeframes and rules including the escrow holder or Qualified Intermediary (“QI”) as required. We can be engaged to source and identify the replacement property(s) that meet the qualifying “like-kind” rules on behalf of our clients.

Owners of investment property may qualify for tax deferral under section 1031 of the Internal Revenue Code of 1986, as amended (“Code”). Individuals, C corporations, S corporations, partnerships (general or limited), limited liability companies, trusts and any other taxpaying entity may set up an exchange of investment properties for investment properties under Section 1031. Whether any particular transaction will qualify under Section 1031 depends upon the specific facts of the contemplated transaction including, without limitation, the nature and use of the relinquished property and the method of its disposition; the use of a Qualified Intermediary and qualified exchange escrow and the lapse of time between the sale of the relinquished property and the identification and acquisition of the replacement property.
